I’m looking to buy my first rental property as part of diversifying my income and moving toward financial freedom. The only wrinkle is that I’m a U.S. citizen currently living abroad.
I’m wondering if there are any investors here who are in the same situation or have experience navigating this — would love to hear your insights!
Absolutely- this kind of situation happens all the time!
In fact, I currently have a client who’s under contract on a home in Florida while living and working in Singapore and he's also a U.S. citizen. So yes, it’s very possible to invest in U.S. real estate while living abroad.
Here are a few key things to keep in mind: U.S. Citizenship Helps -- Being a U.S. citizen makes things a lot easier compared to a foreign national - you can still access conventional and DSCR loans, build credit, and use your U.S. bank accounts.
Lenders Are Familiar with This: Many lenders work with expats and are comfortable underwriting loans for citizens living abroad. Some may ask for a letter from your employer, pay stubs, or proof of remote income.
100% Remote Closings Are Possible: You don’t need to fly back. Most of the process - from property tours to signing - can be handled virtually.
Have a U.S.-Based Team: A great real estate agent, investment strategist, lender, and potentially a property manager is key. They can handle boots-on-the-ground tasks while you manage from overseas.
Think Long-Term: Many investors buy their first rental remotely and then scale up. Some even transition to full portfolios from abroad.
If you'd like, I can share more about how my client structured his deal - including financing, inspections, and setting up property management all from Singapore.
