Hi everyone I’m an aspiring investor focused on rental properties and long term cash flow. I’m here to learn, connect, and eventually build my portfolio. I’d love to hear any advice you’d give to someone getting started or recommended resources. Thanks in advance!

Welcome, Benjamin! It’s great to see new investors jumping in with a focus on long-term cash flow — that mindset will take you far.

I’m based in Alabama and work closely with investors on acquiring off-market and tax deed properties, as well as helping folks recover surplus funds from foreclosures or tax sales. If you’re ever curious about alternative ways to build a portfolio outside of traditional MLS deals, feel free to reach out — there’s a lot of opportunity in overlooked spaces.

    Welcome!

The best advice I can give you for long term financial freedom and cash flow is to not worry so much about cash flow. Your future self will thank you.

Buy decent properties in nice areas that are growing and grow along with them. The near future will make it more difficult but it will get better and better every year and all of the sudden you'll be in excellent shape.

    Good luck out there-

Welcome to BP you are in a great place to learn. As someone young looking to get started the best advice I could give is work to start growing you margin so that you can invest. I think the most important thing you can do is work to lower/control your costs. Once you get that under control work to grow you income. The bigger the delta you can build, which I call your savings rate, the more money you have to invest. If I would have focused on this in my early 20’s vs. in my 30’s I would be done working already. That is the name of the game, the bigger the spread the more you can invest and the sooner you can get your money working for you.

To build off of what I said above track your numbers. You don’t really know if you are growing your margin if you don’t track it. Track your savings rate, track your net worth, track your goals. You will find that which you measure you will improve. It doesn’t sound sexy or fun to track these things but it sure is fun watching the improvement/growth. You can make a game out of it.

Along with that read. I was never big into reading until COVID and now I am kicking myself for not picking up this hobby sooner. I have learned so much from books its not even funny. As a young person starting out I like, Set for Life, Simple Path to Wealth, Rich Dad Poor Dad, Die with Zero, and Small & Mighty Real Estate Investor just to name a few to get started with.

If you ever have specific questions or would like to talk more about investing, real estate, or anything else let me know. I love talking about personal finance and helping others get started. Good luck!

Hey Benjamin, I'm in a similar boat to you. Just bought my first investment property a few days ago. I see 5 months have passed since you originally posted. I'm curious if you've pulled the trigger on anything yet?
