Hello Everyone, I am an absolute rookie in the world of investing.  I've done one Wholesale deal back in 2019 but now looking to get into Long Term Rentals.  I currently own and reside in a two bedroom condo but I'm looking to take the necessary steps to purchase a second home and get myself on the path of financial freedom.  What those steps are, I have no idea which is why I'm here.  I'm hoping to meet/connect with like minded individuals in the area, offer value where I can as well as learn from others who are further along than me.

J., good move jumping in here — getting from “I don’t know the steps” to actually mapping them is the most important shift. Since you’re looking at long-term rentals, here’s a clear way to think about the path forward:

    1. Define Your Buy Box
Narrow it down: what price point, what neighborhoods, what type of rental (SFH, small multi). That clarity makes everything else easier.
    2. Financing Options
      • Conventional loan: great if you qualify on income/DTI, but caps you after a handful of properties.
      • DSCR rental loan: approval based on the property’s cash flow, not just your W-2 income. This is how most investors scale beyond the first few.
      • Bridge/fix-to-rent loan: if you find a fixer, finance the purchase + rehab, then refi into a long-term loan once it’s stabilized.
    3. Next Practical Step
You don’t need 10 different strategies — just one solid pre-approval so when you see a deal you can move. At Summit Partner Lending (through our Pure Business Capital platform), we help rookies and seasoned investors line up pre-approvals so they’re not stuck scrambling when the right deal hits.

The big lesson: focus on deal quality + financing structure. If the cash flow works, the rest falls into place.
