Is your PM doing regular inspections? Do they give you a property overview? Do you receive notices of vacancy before the tenants move out? Asking for a friend because I work with a lot of managers and regularly find myself surprised by the lack of actual work Companies do as a PM.

@Joe Watson most PM software automatically alerts owners about MoveOut notices from tenants.

Not sure what you mean by "Regular Inspections"  - how often is "regular"?
    - We do an TakeOver and Annual Evaluation Video walk-thrus, included at no extra charge.
    - Have encountered many owners who expect a PMC to do monthly walk-thrus for "free"!

Also, please clarify what you mean by "property overview"...

In general, PMCs vary in their integrity and quality of services - the same is true of real estate agents and every profession.

    BTW, is this you?

I do not have a personal fb, and the company I work for does not use my last name.

I am wondering about individual experiences, as in…

Bk realty charges $$$ per inspection but, inspections are done at the owners initiation.

Blah blah realty lets each PM decide the frequency and $$$ for inspections.

There are so many PM companies and so many different opinions of inspecting properties. My company currently does charge the owner for inspections and I want to have more leeway, I’m using the facts and opinions of other PM’s to guide my current standing. I am not so concerned with an inspection fee as I am concerned with long term tenants who have low maintenance requests.

Inflation of materials and labor is easier to talk to owners about while still collecting rents, I aim to establish realistic reserve funds for owners with properties that will need remodeled or renovation.

Mine is meant to do an inspection every 6 months (I'm sure they do, but I don't see reports....and I've not asked for them).  I get emails asking if I want to renew leases before they ask the tenant and we discuss rent prices, I get an email if they renew the lease and when they don't, I get an email with the new lease.  They also let me know if there are problems (sometimes they call, other times I find out in my monthly statement-and I can download the report).
