Connor, welcome to the BP community. Connecting with local investors is a great first step. You may want to attend local REIA meetings and join Pensacola real estate investor Facebook groups. Those are great places to network, find mentors and learn the local market quickly.

@Ryan Muska Thank you! Starting with wholesaling to get my feet wet and then transition into investing once I get more established and educated I go. My dad has been doing it for a few years and I've got a background in sales so it feels like a good starting place.

Welcome @Connor Liston. Pensacola is a good market for investing and has several active investor groups if you want to meet some other local investors in person.  I have two small kids so I don't get to them much these days but two I know are active are The Investor Collective & Professional Investors Guild.  Each meet monthly and I think can be found on FB.  I'm a local investor(mostly LTR but i've done a little of everything) and agent and always happy to connect and talk about the local market.
