I’ve been a real estate investor for a couple of years now, primarily focused on cash flow over appreciation. Toledo caught my attention early on, which is why it’s become my primary market.
The price-to-rent ratio in Toledo is one of the strongest in the Midwest right now. The barrier to entry is low enough that newer investors like me can get started without needing massive capital.
I’ve also been building a lightweight deal grader mostly for my own sanity, and Toledo has been a great benchmark market. The deals tend to be very clear, they either pencil or they don’t, which I actually appreciate.
In any case, glad to be here and contribute to the community. Also looking to connect and network.

New Investor Focused on Toledo Cash Flow Deals
Hey Jeff! You nailed it. The price to rent ratio is easily one of the best around. I always tell my clients that and I actually invest there myself for that exact reason. Are you leaning more toward single family or looking at multi?

Hi @Jeff M Collinsworth you've developed a very sound strategy. The low cost / low barrier to entry is definitely a smart way to get started and hit the first milestones in your real estate journey.
Are you looking to keep a steady acquisition rate by repeating your current single family strategy? Or have you thought about accelerating growth either through forced appreciation rehab opportunities and/or small multifamily properties?
Happy to help you underwrite your deals on the financing side. Feel free to reach out.
Hi @Juan Yepes. Appreciate that, thank you. That’s exactly how I’ve been thinking about it. Toledo has been a great proving ground to build reps and validate the model without taking on outsized risk early on.
Right now, I’m focused on continuing to stack single family rentals that meet my buy box and cash flow criteria. That said, I definitely see the ceiling there, so I’ve started exploring ways to accelerate.
Forced appreciation through light to moderate rehab is high on my list, especially if I can create some equity at entry while still maintaining strong cash flow. I’m also keeping an eye on small multifamily, but being pretty disciplined on numbers since those deals seem to get competitive quickly.

@Jeff M Collinsworth yea multifamily deals can get competitive. But when you get the opportunity to buy one at the right price, consider it. Your risk per door will still remain low but instead of 2-4 individual single family transactions you can start to get multiple doors at a time, accelerating growth.
