New Investor looking for advice

Good afternoon everyone!

I’ve been a longtime listener of the podcast and really appreciate this community—I’m excited to be part of it. My fiancée and I recently had an offer accepted on a duplex that we plan to owner-occupy. The other unit is currently leased through January 2027. Our inspection is scheduled for Wednesday.

I also own a single-family home in Florida that I purchased sight unseen while deployed, so I wasn’t able to attend that inspection. This time, I want to be more involved and informed.

For those with more experience, what are the key things I should be paying attention to or asking during the inspection? I’d like to better understand the property’s current condition, anticipate potential maintenance needs, and get a sense of timelines for future repairs or upgrades.
