My name is Alex and I'm a real estate investor and mentor. I've been investing since about 2000 when I bought my first income property. I absolutely love real estate and the different ways that it enables us to invest and create revenue. I'm based in So. Cal, but invest primarily in Santa Fe, NM and occasionally other areas. I'm always looking for potential deals and also happy to provide any tips or advise any new investors.
That’s awesome stuff! Anyone investing since 2000 has seen it all.
I’m sure you’ve noticed deals have gotten tougher to make work in markets like Santa Fe. That’s actually why a lot of investors have been shifting into Memphis lately because of the solid cash flow, better price points, and deals that actually pencil.
If you’re open to it, I can send over a couple of deals we are seeing now. My team sources properties for out of state investors like yourself and we also help build your boots on the ground team to keep your rental business strong. Let me know if you want to set up a time to chat.
Hey, Alex. Welcome to BP. I have lived in Northern NM since 2005. I'd be interested in connecting and hearing how you found SF as a so Cal guy and what investment strategy you have. Let me know if you're interested in connecting.
Hi @Alex Josef I live in Santa Fe, but mainly invest in Albuquerque and other markets around the country. I'd love to connect and see how I might support you.

Hey Jens, we go through Albuquerque on our way to Santa Fe, but haven't stopped other than to get gas, is it true what the reports say about being careful in town?
Great intro, @Alex Josef. Anyone who has been investing since 2000 has likely learned lessons that don’t show up in spreadsheets. Looking forward to hearing your perspective and tips for newer investors.

Hey @Alex Josef, welcome to the BP Forum! What was the initial draw to Santa Fe? Did you grow up there or still have friends/family there?

Just asking for an outsider's view point, since Las Vegas and Phoenix are much closer and certainly a lot easier to get to from So Cal, what attracted you to Sante Fe?

Hey Alex, welcome to BiggerPockets and respect on being in the game since 2000—that kind of long-term experience is always valuable in these discussions, especially since you’ve seen multiple cycles and different strategies play out over time. Santa Fe is a solid niche market too, and it sounds like you’ve built a pretty flexible approach over the years going in and out of different areas. If you’re always keeping an eye out for new opportunities, one market a lot of investors have been paying attention to lately is Columbus, Ohio. The big draw there is the combination of strong job growth, steady population increase, and a lot of corporate expansion with companies like Intel, Amazon, Google, Honda, Microsoft, and others continuing to invest in the area, which helps support long-term demand. Even with all that growth, it’s still relatively affordable compared to a lot of coastal or higher priced metros, and investors are still finding deals that can cash flow and make sense on day one while also having solid appreciation potential as the city keeps developing. It’s one of those markets that tends to appeal to both newer investors trying to get stable cash flow and more experienced ones looking to diversify into a growth-heavy area without overpaying on entry.

Hi @Alex Josef! Welcome to the community. Having over two decades of investing experience and mentoring is a huge asset, especially for newer investors trying to navigate their first few deals.
Santa Fe is an interesting niche market too. Strong lifestyle appeal, limited inventory, and a very different dynamic compared to many cash-flow-focused markets. It’s always valuable hearing from investors who’ve successfully built portfolios outside their home base.
I’m a real estate agent based in Memphis and work primarily with out-of-state investors building rental portfolios. A lot of my clients are newer investors looking for affordability and stronger cash-flow opportunities, so it’s great to have experienced voices like yours in the mix.
Looking forward to seeing your insights around long-term investing, market selection, and scaling strategies.
