I invest in rental properties in the Washington DC area... looking to buy & hold investment properties... have been doing this for a number of years n ow. 

I have a brilliant cousin, very smart guy was working for Howard Hughes Aeronautics doing Programing for them, and I suggested he invest in rental property also.... he took my advice, but made a simple mistake (did not know how to screen tenants properly & paid a hefty price).... He never went back to investing in Real Estate again... 

So I now I have learned that I need to teach the basics to other investors, and I also offer professional Property Management Services - 

Renting Property, Collecting Rent, and coordinating low-cost repairs & maintenance.
