Greetings everyone. Brandon suggested I come introduce myself, so...I'm T.K. and I began my real estate wholesaling business in Nov. 2015 in Atlanta, Ga. and I'm closing my first deal in March! I'm excited, but a little overwhelmed. I need systems!!!! I'm looking for a contact organization system, a lead generation system, marketing systems (internet and direct mail), and a system that allows me to invest virtually, freeing up my time. I have one in mind, but I'll wait to see what the experienced and successful investors say...I look forward to learning from you all.

Nice to meet you. I am also interested in becoming a wholesaler to start out in real estate. I am learning and reading books currently so before I take my first crack at it, I have those systems in place and can minimize my mistakes for my businesses success. I'd love to talk to you about your first deal also if you don't mind sharing the details.

Hey T.K. Blue if you're looking for a completely integrated system then you should check out FreedomSoft. I've used it before and from what others have told me it's improved over the years. If you're looking to create systems from the ground up that revolve around how you want to work, then I would recommend using Podio. There's an entire library of apps and systems in place there. When you couple it with their workflows and other third party systems like Zapier (which can connect you to a ton of other software services) and Globiflow you can pretty much create whatever you want.
I can only speak from my experience, but I have never heard of specialized software working for someone and actually making them a successful wholesaler.
I believe what it comes down to is organization and execution. I operate by putting everything in google calendar, and google contacts. If you put everything in your calendar and act on those things, there should be no need for a software because that's the only thing software would be good for- organization. Those programs that you see for sale on Facebook and the seminars, they cant run comps for you, they can't write contracts for you, they cant find buyer leads for you, and I'm pretty sure they cant find seller leads for you. They definitely can't communicate with buyer, seller, agent or title company either, so I'm not sure what they're good for other than being a more complicated, expensive Gmail.
My point is all you need is a little motivation, consistency and a computer. Hope this helps.
