I am Edison and I live in the CSRA area. I am new to real estate investing. I attend school at Augusta University and work for Augusta University health systems ( Formally know as MCG or GRU). I am looking to get started in single family home investing or multi unit if its a great deal within the next few months. I am here to learn and soak up all that I can about real estate investing before doing my first deal.
You may want to check out 1115 Cobb St (single-family home converted into a triplex) . It currently has 2 units rented with one unit available. The available one has a small "foyer" with a kitchen, bath, bedroom and an additional room, which with a closet could be a bedroom. I think the two rented units are a 1 bedroom efficiency for $495 and a much bigger 2 bedroom renting for $650. Search for it on Trulia. Listed for $125k.
We looked at it, but it needed a bit more care than we could do remotely.
Also, if you are planning targeting the college housing niche, know that Augusta has a zoning ordinance with a maximum of 3 unrelated adults living in a single-family home.
Hello @Edison Couba and welcome to BP. At BP, you can get the information you need on real estate while networking with other real estate investors. I wish you best of luck. You are not alone in your real estate ambition.
@Edison Couba...welcome to the forums! Lot of investors from the CSRA. The deals are out there if you get your hustle on. With the continued growth here, we should continue to see a strengthening rental market.
@Malik Welsh, it has some soft spots in the floor, soffits look to have some rot, and while the pictures look good, it's hard to show. One of the occupied ones is wall to wall boxes, so it makes it hard to really know what is underneath. At a lower entry point it could be worth it.
@Edison Couba Welcome! BP has been a great help for me in navigating the REI world. The podcasts are really good, and I'm always searching things on the forums.
@Jack Forester@Malik Welch Agreed - that property def needs a price reduction. I saw it last summer! It's priced pretty high for the work that needs to be done.
thanks you everyone for the warm welcome, I look forward to learning all I can. Anyone have any good book suggestions on rentals or Real estate analysis or how to analyze a deal!!!
