Good Morning! New investor from Maryland

Hello! I am Matt Lindsey, a Naval Officer in the Medical Corps currently in training in Bethesda Maryland. I have been an investor since 2005 and have bought several properties (single family home in Virginia Beach, single family home in Portland, TX, and town home in Niceville, FL) as I have moved around in the Navy. I bought those properties without the best research or strategy going into it. Nonetheless, I have held on to them and they do generate some cash flow. I am interested in taking my real estate investment portfolio to the next level. I am interested in developing a strategic approach, sharpening my research, and gaining cash flow over time through additional property acquisitions. I work full time and will have to continue to do this on a part time basis, however.

    Hi Matt,

    I've done the same strategy to aquire a few houses. Wish I focused in one place because it can be a pain in the rear! 

    You might want to partner up with someone that's located in a city/town you plan on  permanently living in. Just a  suggestion.

    I have a property in Silver Spring and one in Germantown. They both have done well as the DC area is crazy populated with renters.

    Welcome, thanks for  your service. Have a buddy who closed deals including a 242 unit while deployed.

    To find out about an area go to loopnet search the are get 5 property packages find the 5 pages in each talking about why this is the best area to invest in real estate copy and paste into a word doc you now have 25 pages as to why this area is good these are your talking points.

    I have an article a walk around the country identifying good and better markets EMAIL me for a copy.

    Hi Matthew! Welcome to BP! I've only been a member here for a couple of days but I'm immensely impressed at the outpouring of support and ideas floating around here! I'm very thankful to have found this site! 

    I too have a couple of investment properties out of town from where we moved and just held on to the house instead of selling. I know it can be a little challenging to be in a different city than your property. If you ever need feet on the ground here in Virginia Beach don't hesitate to ask!

    @Matthew Lindsey welcome to BP. I was in the military as well, so I know what it's like to be moving all over the place. I wish I would have started investing in properties when I was in. Best of luck with your investing :)

    Welcome and best of luck! Like others have said, the meet ups are key. there are huge ones like at BWI and smaller ones too. Try out a few and it will catapult your learning curve.
