What an incredible resource Bigger Pockets is. I have been scouring the forums and listening to podcast with all my free time. I live in Scottsdale which is a tough and expensive market to get into to. I have one rental property in Gilbert that was my first house here that is cash flowing nicely. I am almost ready to buy my second property maybe a SFR or small multi. I know it's not 2009 but I think the Phoenix market is still a very lucrative area to be in. Would love to connect with local investors/mentor and continue to learn. It's time to start multiplying assets ! Thank all

Welcome to @Paul W. - I live in Scottsdale but prices are too high here. I just purchased two more properties in Memphis - much better cash flow.
