Hi everyone! - my name is Dustin and I am a construction project manager with 12 years of building experience. I am just getting into real estate. After listening to the BP podcasts and reading through these forums, I finally feel like I have found something to supplement my income. I have been successful in my career not due to my knowledge of building, but due to my cultivation of contractor relationships and broad range of experience. I've built everything from high end commercial properties to Universities and hospitals. I work with contractors that will help me on just about anything as I help them on my end to get more work. So they literally "Owe" me. Construction management is all about relationships. That is where my strength is. I am looking to build a solid real estate investment team. I can bring construction knowledge and a team of competent contractors who will provide quality and most importantly cost efficient rehab work. David Lichtenstadter yes you can, NJ has not recover fully like NY so the rewards are unlimited

    Don't even bother with the NYC market and its 5 borough because it's dried up and over saturated with investors. I'm in the NYC area but investing in NJ so if you ever decided to change states, send me a PM.

    Dustin Williams Weschester are good for flips but not rental due to high property tax.

    Ekaterina Stepanova I no long do flips, my last one was in queens NY, if I ever go on doing more flips, I will focus on small towns and cities as the cost is low and the time frame in fast.

    David Lichtenstadter any city is great cash flow and I'm focusing on Elizabeth, Paterson and Newark as they are the top 3 cities in NJ and the prices on rehab properties are less than $100k and the cash flow/rent is super because everybody wants to live closer to NYC.
