Looking to learn as much as possible about real estate. Long story short, in military, have a rental house in another state and a property manager. Want to look at saying bye-bye to them and start 'dabbling' in real estate.

Saying bye-bye to who? No need to drop your property manager if the rental property is profitable. If you were referring to saying bye-bye to the military, then in what time frame are you thinking about doing this?
