Brand New Investor in Greenville, NC

Hello everyone, my name is Curt Powell. I am an IT professional in Greenville, NC. I am just getting into real estate investing, and trying to get as much education as possible. Based on the research that I have done, I would like to start investing in single family or small multi family homes using a buy and hold strategy. My biggest obstacle right now is overcoming the financial side of getting started. I look forward to all of the information I will be able to gather from all of the experts on this site.

Thanks @Veni F.!! I am working my way through the beginner's guide and I have started from the beginning of the podcasts and I am on podcast 19 right now. I'm trying to learn as much as I can to make sure I am looking for the right deals.

Consider Rocky Mount Nc. Located just between Greenville and Raleigh at the intercession of 64 and 95. I am a buy and hold investor in Rocky Mt. There are a lot of positive developments here from the new CSX terminal (200 million dollar state of the art facility) to the redevelopment of the Rocky Mount Mills. We have a local real estate investors group that meets in Rocky Mount monthly. You can connect with the group via meetup.com or just keep an eye out for the meetings to be posted here on BP.

I actually graduated from ECU, OP.
That should be a great market to invest in (low prices, high returns, etc). I actually worked in IT also and contemplated buying a house there once.
In terms of financing, you should look into applying for a FHA, USDA, VA, etc type loan. From your avatar, you look like a pretty young guy so the likelihood of obtaining some great financing terms will be higher.

Thanks for the info @Ben Braddock!! I will keep an eye out in that area for property as well as meetups.
@Teddy Smith Always great to meet a fellow Pirate!! I have looked into the FHA loan a little bit, but from what I understand, that has to be your primary residence. My wife and I already have a house, so the FHA is out. I haven't looked that much into the USDA or VA loans, so I don't know if they have similar stipulations as the FHA as far as primary residence. I will have to do some more research to figure out what my options are. Thanks for the info!!

@Curt Powell I'm not too familiar with Greenville, but I do browse the MLS sometimes and there are usually a decent amount of multi's right around ECU. properties are cheap compared to RDU area, but you also have to be smart about "knowing your streets." Seems like you can pick up good cash flowing properties (2% rule even) near the college that students would want to live in, but there are also terrible areas right around the college you'd likely want to avoid.

Thanks @Keith N.!! There are definitely some great cash flowing properties around the main campus and the medical campus. Having been here since 2005, I have a pretty good idea of the "war zones" in greenville, so I will definitely make sure to steer clear of those.
