Hello BP community! Very excited to be a part of this! I currently have two properties in Vero Beach, Florida. One is my current primary and the second is a rental. I am currently in the process of closing on a new primary residence, a condo two blocks from the beach! From there my goal is to roll right into my next investment property. For 2018 I will purchase four new properties. In the future I'd like to learn more about vacation rentals and international real estate investing because I love to travel.
You need to check out using Air BnB for short term rental, if your flight students are short term rentals. Plus Air BnB would be a great system to use for your future international properties.

Thanks! Definitely excited about Airbnb in the future. Short term rentals aren't allowed where I'm at locally, but that won't stop me from finding areas that do.
Kyndall - The short term rental restrictions are in the city limits; I believe you're good anywhere else, although I haven't actually checked with IRC or the other municipalities. I've only read about problems in Vero, and the resulting restrictions passed by the City Council. Only interested in rehabbing at this time, so I haven't taken the time to check. If you're looking for communities that allow for short-term renting, I'd make sure to call the zoning board and ask about their laws first. Sounds like you have some familiarity with that in Vero Beach, but when I call, I always ask if they have laws for Airbnb or VRBO, or alternately if they have restrictions around 30 day or less rentals and/or if it's addressed in their use code.
