New Knoxville Investor Looking for Rental Properties

I moved to Knoxville less than 2 years ago, and I love this town. I am looking to get into rental properties in the area to build passive income to become FI and retire early. I am working with a partner in Louisville, KY where we are under contract on a house, currently, trying to figure out how to make the deal work financially. Looks like we will be using cash, seller financing type of deal, rehab, rent, refinance, and repeat the process here in Knoxville. I am looking for great real estate CPAs, attorney, contractors / handyman, brokerage firms in Knoxville as well as just fellow investors to meet and talk real estate.
