Hello BP fam. Its been a little over 6 months and i've seen great things come from my ventures with real estate. Have yet to close a deal but the experience im getting is worth it weight in gold. Still chugging along with direct mail campaign, driving for dollars and networking. I have a few great deals in my pipeline so things are moving. I would like to connect with a wholesaler or a buy and hold investor in the Chino Hills / Diamond Bar area. Just want to spend some time over coffee to pick your brain and hopefully get some guidance. There so much to learn and i'll be lying if i said frustration isn't settling in. Hope to meet you soon. First, I commend you for taking that crucial first step, and that is reaching out to others on here for guidance.
Second, do not get frustrated. I know too well how quickly frustration can set in when I first started.
Your methods for a newbie are actually pretty good. One method I would focus most of my time on is the direct mail campaign you send out.
In my years of perfecting and sourcing undervalued real estate, Brian, one method that has garnered me success is sending out blind offers to owners. So you are on the right track. Keep at it and don't let the frustration get to you.

@Jill DeWit Thanks for the great advice. I sending out my next batch of mailers monday. For a newbie would you recommend getting a lead website as well? Kind of like the we buy ugly home.com site.
Congrats! If you are spending more that $0.58 per two page mailer (ALL IN) let me know.
And yes. Always want a great website so sellers can look you up and make sure you are legit. And make sure all your social media is cleaned up, etc. Nowadays it's all about transparency.
