Hi BP Members,

I'm Dylan Bair, a new Real Estate investor currently living in Lake Tahoe, Nevada and looking to getting into investing in the Reno/Carson City/Lake Tahoe Areas. I'm currently interested in Fix & Flip Opportunites and BRRRR Buy and Holds.

I'm originally from Orange County, California but recently moved up to Northern Nevada 3 months ago and am looking to get connected into the local and Biggerpockets Real Estate Scene. By day, I'm a Carpenter for a Luxury Home Builder and by night I devour as much Real Estate content that my brain can handle. I have minimal experience in Real Estate minus owning my primary residence in Orange County that I recently sold in April 2018.

Because of my background in Construction, I'm most interested in buying distressed properties that I can Fix & Flip or utilize the BRRRR Strategy on. I'm also interested in OOS and trying to learn as much as I can on that topic.

I'm looking to network, attend local REI meetups, and learn as much as possible from all the members on this site. I've been lurking here on BP for a few months, so I'd like to thank everyone for all the great info they provide and all the great stuff I have been learning so far. Thanks!

@Dylan Bair - sounds like you are in a good spot to get started. Sending letters or post cards can be a good way to find sellers. Two targets for distressed homes would be Seniors with Long-time Ownership and Homeowners with Low Financial Stability Scores. Both these groups tend to defer maintenance... Also, they aren't the same people everyone else is mailing to.

Good luck!
