New Real Estate Wholesaler in South Florida area

Member since 2018 · 4 posts · 1 vote

Hey everyone,

I'm Gabriel Gonzaga and I'm currently a student with a lot of ambition and time to put towards real estate. I've been doing my research on real estate wholesaling and have found it to be a great way to get started. Now, with my LLC set up I am ready to get started with growing my buyer's list and finding opportunities through the use of public records as well as finding motivated sellers via direct mail and other methods that I'm discovering. I am currently working to connect with cash buyers in the area as well as to learn more about the foreclosure process.

Thanks,

@Gabriel Gonzaga Welcome to the BiggerPockets community! Be sure to ask as many questions as necessary and go through BP forums to gain some RE knowledge. You could try using ListSource for lead generation. That's the website I usually stick to. Make sure you keep track of your mailers and general progress using some sort of CRM. Be on the lookout for REIA meetings and attend them. You can network and learn a lot from these gatherings.

    Good Luck!

Thanks for the help! I'm looking into ListSource but just trying to figure out how to specify the list. I don't really know what I should be filtering for in terms of demographics and criteria like that, I never really looked at that as a way of filtering people into finding leads.

@Gabriel Gonzaga No problems! The willingness to learn will get you pretty far in this career, in any career to be honest! These are the metrics that give me the most success:

Owner Equity - 30% or more

    Age of Occupant - 45+

    Years Owned - 5+ years

    Property Type - 1-4 units

    Exclude Corporate Owned

    Exclude Trust Owned

Ownership Type - Absentee. If not enough records in Absentee add, Homeowners

    Hope this helps!
