North Atlanta BP Referral Network - Creating our own Angie's List

Hello everyone.

I wanted to start a referral network for Atlanta investors. I've tried my share of hiring general contractors from craig's list and haven't had much luck. On this thread, let's try to share recommendations.

My ideal team I would like to build in the future consists of the following people in the northern suburbs of Atlanta:

I. Professional / White Collar
1. CPA with real estate expertise. He invests in rental houses, competent - This one has been a struggle for me in the past two years. Roger Herring seems to be the popular BP referral here with Investor's Accounting. I don't think he has a CPA license, but very knowledgeable and have many investor clients. Anyone have a good referral of a CPA in the northern suburbs of Atlanta who is an investor himself?

2. Attorney with RE expertise : Business Attorney, smart, concerned.
O'Kelley & Sorohan

3. Insurance agent with RE investor expertise. Deals with other RE investors.

Robin Mitchell with American Family Insurance. I am currently speaking with her as she can do an umbrella for 10 rental properties. I just received a quote from her for my entire portfolio. Costs are about $1200 more in premium than my existing State Farm land lord policies so i need to figure out how to best proceed.

4. Good property management firm.
5. Banks or mortgage brokers
6. Title Company

II. Contractor / Specialists
1) General contractors - two years in atlanta, and have been a real challenge to find an honest GC who does good work and charges a fair price.

2) Handymen
3) Roofer
4) Ceramic Tile setter
5. Hardwood finisher
6. Master Plumber and plumber apprentice
7. One licensed and one unlicensed electrician
8. HVAC
9. Sewer Service (Roto Rooter type)
10. Dumpster Company
11. Kitchen cabinets and countertop
12. Concrete company

Who have you used and have had a great experience with?

    For attorneys, we pretty much use Hartman-Imbriale every chance we get. They already have their HUD Title ID # for the Buyers Select Closing Agent process that is now in place.

    I have yet to find an umbrella (blanket) insurance policy that is anywhere near as affordable as keeping individual policies on each property. I have looked at numerous different offerings and they are always at least 15-20% more expensive. Im not sure why that is....

    Good contractors are like good baby sitters and people don't like to readily give them out. When you need them, you don't want to have to compete with a ton of investors for their time and services.

    We use All County Property Management for our property and so far have been happy with them. They are a franchise and have a few offices in Atlanta to cover the various regions. Our North Metro office contact is David Theurer.

    CPA I have a friend

    Real Estate Broker Same

    Appraiser Same a friend

    Real Estate atty depends on what part of town and what. Dozens of them

    Contractors I like the ones on WSB.  Usually they have a reputation to protect and guarantee their work.

    @Pyrrha Rivers We've used PSA Electric, LLC for nearly three years and couldn't be happier! They've always been fast, reliable, and quite reasonable. Based in Cobb, but they've done work for us as far our as Gwinnett.

    For the record: I didn't learn they were veteran-owned until just now when I Googled them. If I ever needed another great reason to recommend folks give them a try, that would be it!

    @Mitch MesserThank you so much for the referral and I agree, being veterans is certainly a great addition to their being a great company. I used an electrician already for my project. He's been professional but I believe a bit on the expensive side. I will keep PSA Electric, LLC on my list for future needs.

    @George AllenI didn't see much of a point to your post, or perhaps I missed it which is why I'm asking. I think we're building a directory or a place where people can find names of companies or individuals to contact for different needs. 

    What is WSB? I think people with a reputation to protect are indeed desirable.

     Well it's information I guess if I need to close in Tucker I use an atty in Tucker.  I don't just use one atty.  WSB the advertisers are dependable, competitive and I have another level of recourse.  I guess I have a certain depth of relationships in relation to this.  Nevermind

    Does anyone know of a good septic plumber that works in Cobb County? My in laws have a couple rentals in Marietta and are having a really hard time finding someone good. thanks!
