What's your real estate investment philosophy?

Hey everyone,

I'm a student in an APMP (Applied Portfolio Management) class where my group manages a real portfolio, and we've been working on defining our investment philosophy. The class is focused on stocks, but I've been trying to figure out how those ideas carry over to real estate.

So I'm curious: what's your personal philosophy when it comes to real estate investing?

  • Got a guiding principle or motto you invest by?
  • How do you balance risk vs. steady, compounding returns?
  • Do you stick to a niche or diversify?

Trying to see if portfolio management principles translate to property, or if real estate is a whole different mindset. Appreciate any notes you've got!
