What type of paint finish is best for a rental (flat, eggshell?)

I am a first time investor rehabbing a property as a rental. Is there a recommended paint finish for rentals that is easier to clean or does it really matter?

    I personally prefer eggshell. It reflects light better and makes space seem a bit larger in my opinion.
