Hello BP! Can anyone recommend experts familiar with the Fannie Mae Homestyle reno mortgage in Nashville TN? Or if you could share your experience using it on properties in Nashville, that would be most appreciated! Thank you!

Thanks Blake! Mike Smalling was really prompt about responding... unfortunately he does not do FNMA Homestyle (or FHA). :)

Homestyle in Nashville is doable but thin — half the "we do renos" desks dont actually close FNMA Homestyle (or FHA 203k) once you get past the marketing page. Interview for recent closed Homestyle files in Davidson/Williamson, draw-process pain, and whether they'll do investment vs owner-occ. If Homestyle keeps dying, the parallel path is a short bridge/rehab then a term-out, but that's a different rate stack so run both numbers before you bid.
