I sent out my docusign and the seller didn't sign because of sections protecting me like condition of property and mediation. Should I keep trucking or keep trying to get him to sign by taking sections off the contract??

Are you in this to risk it all and make a quick buck or you are in this for the long haul.
If it's the first then do whatever you want to do.
If it's the ladder, one word of advise and you should use this as the anchor for your decision making process:
In order to be successful in the long run in business, your credibility is everything. It takes decades of doing the right thing to build, and seconds to destroy.
So the key contributor to build your credibility is to do what you say you are gonna do, and if you can't do it or don't think you can do it, don't say you are gonna do it.
So, without jeopardize your credibility, can you afford to take off those clauses off the contract and in order to close the deal? If not, then tell the seller than maybe you aren't the right buyer for him/her and move on to the next deal.
There are so many people don't know what there are doing in this field and when things get south, the first thing they do to prevent losing money is disappear or lie. That's no way of doing business. No real player will do any meaningful business with the people they can't trust.
