Searching for serious Inquiares for taking over my Airbnb

Hey all! I want to see if running this idea by anyone if anyone would be interested or if I'm a moron for it. I have a successful Airbnb I am looking to sell as a business. I would like to be able to just transfer my current loan to an interested investor for a cash buy out. The home is in Stephenville, Texas and is currently surrounded by the fastest growing division 1 college in the nation. It has a pool, on a golf course, outdoor kitchen, 3 Bedroom 2 Bath, sleeps 6 comfortably, and in a good quite neighborhood. At the end of 2024 replaced the pool pump and in 2025 replaced the downstairs A/C unit and fan motor, both hot water heaters, and repaired the balcony/outdoor kitchen ceiling. Currently owe $278,000 at a 3.65% FHA loan. 2025 numbers $60,000 at a 78.8% occupancy rate. The home is currently appraised for $405,000 but doesn't include the all the repairs made. I would say the home would sell for $450,000 in that neighborhood. I am looking to get $140,000 cash to transfer the loan over. The home already has a property manager, cleaning services, and pool services set up. I would be willing to sell furnished for an extra $20,000. (other than a few personal items). If this sounds insane or unlikely please let me know. If you think I have something to work with I would love to hear that as well! Thank All
