I have a NOAH certified, fully furnished tiny home on wheels listed at $59,900 — previously used as an Airbnb, delivery available nationwide. Curious if anyone has explored THOWs as an alternative investment strategy or has tips on finding the right buyer. Any advice welcome!

Tiny homes don’t appeal to everyone. Most buyers fall into a few groups:

• Airbnb or short term rental investors
• People wanting a minimalist lifestyle
• Land owners adding a second unit (ADU)

The biggest issue is usually zoning and financing. Some tiny homes are treated like real property, others like RVs. That can limit who can buy and how they can finance it.

If you’re trying to sell it, I’d focus on:

• Marketing it as an income property if short term rentals are allowed
• Targeting Airbnb and investor groups
• Selling it with land if possible (this makes a big difference)
