I just made my first purchase a duplex with an FHA loan owner occupied. I wanted know how can I get financing with out selling or waiting a year to move, or buy another unit within the same year

You wait a year and get another owner occupied property with a 3.5% down pmt and move or you save up 20% down for a non owner occupied property. Be frugal, have patience, and save all you can.
