@Quinton Huntley this is totally dependent on the market. In my market here in the Chicago suburbs, there are a lot of "vintage" units so using a nice greige paint and some modern flooring can go a long way. If I do bathrooms and kitchens, I typically have to completely redo the plumbing at that point so the money really adds up. To accurately get an answer to this question in your market, you just need to jump on zillow, trulia or hotpads and shop similar units to see what rents are being advertised for which amenities.
