Hello Everyone.
I am a 22 year old real estate investor/entrepreneur. I have just graduated from college and I am looking to meet other like-minded investors who are around the same age as me to connect with.
If you are in LA, or surrounding areas, and are seriously interested in investing in real estate and teaming up.
Im 34 and in the construction industry. We tried a couple of residentials but wasn't our cup of tea. Currently looking for opportunities to build. I love RE but weak in the investing/financial side.
A great place to network with other investors is FIBI- for investors by investors. They have meetings every month, and a big networking event beginning of June.
I see that you two have done multiple deals already. Are most of your investments in SoCal? I would love to connect and get some insight on how you've invested in this market. I would love to invest here but the numbers aren't adding up and it's driving me insane haha.
@Patrick Senas I have done one deal in SoCal (the others were in Vegas and the central coast). I really like looking in the Antelope Valley for deals because the property values are much lower than just about anywhere else in SoCal. Believe it or not - I found a deal on the MLS!
I was the first to approach the realtor with an offer. The seller was MOTIVATED and lived far away, so he let his agent handle the negotiations for the most part. I agreed to use the agent who listed the house for sale and I believe that significantly helped my offer get accepted.
I didn't have a ton of competition right away with this deal - as you'd expect in SoCal because that the agent posted HORRIBLE photos of the property and made it look horrendous to other buyers.
Anyway, that's how my SoCal deal worked. If you plan to use MLS as a way to find deals, you've got to be on top of it constantly because deals go so fast, and the prices tend to drive up significantly.
@Patrick Senas All of my investments are out of state. The numbers just do not work in CA and it doesn't make sense to spend all that money just for one rehab project. I have been able to created both active and passive income through investing out of state and it has been great. PM me and we can speak more if you would like.
