New Mom Trying Something New and I Need some Advice

Hey my names Kiandra , I’m 27 and I have an 11 month old. Recently my grandfather has been trying to get us set up with real estate. Now what we are trying to do is something that involves finding an investor(who has a company)  and then offering funding from our sources to fund there investment, and from that we receive a fee. Im still learning the vocabulary of it but I hope someone on here knows what I’m talking about. I just want more advice on how exactly do we find investors ? Can we find a property that could be fixed and turned into something better and offer it to an investor THEN offer funding ?? I just want some more insight on this please if anybody can help..also sorry this is a long message.

From your description, it sounds like you may be talking about either private lending, raising capital, or connecting investors with deals and funding sources. Before jumping in, I'd spend some time learning exactly how the structure works and making sure you understand any legal requirements in your state, especially when money is being raised or people are being connected to investment opportunities. As far as finding investors, a lot of people start by networking at local real estate meetups, investor groups, and online communities, then building relationships over time. Finding a property first and then presenting it to an investor can work, but investors usually want to see that the numbers make sense and that there's a clear plan for the project. My advice would be to focus on learning deal analysis, understanding how investors evaluate opportunities, and building your network before worrying too much about finding funding. The more value you can bring to a conversation, whether that's a good deal, market knowledge, or strong relationships, the easier it becomes to connect with experienced investors. You're asking good questions, and taking the time to learn the basics now will save you a lot of headaches later.
