Need Advice-Sell at a loss or Rent at a loss

Charlene W.
Posted

I purchased a property in a class C area about 8 months ago. It has been completely redone with new roof, HVAC, flooring, appliances, etc.  Original plan was to live in it for a year and then move on but, due to personal reasons, needed to sell sooner. House is in the Atlanta area and has not had any offers in 2 months, even with an $8000 price drop. If I rent it out, I would only get enough to cover the mortgage, so it won't cash flow (per comps in the area). Other option is sell at a loss to a cash buyer and cut my losses.

Any other recommendations?

Not sure what the reasons are (that may matter?) but I would rather take the hit now and move on, rather than getting hit every single month, dragging on and on....that would just be more stress IMHO.

Good luck!
