I know you are trying to avoid realtor fees but you need to find a realtor that deal in high in homes and most realtors will have clients that want to lease high in homes 12 months at a time. Be prepared to adjust the lease terms.

@PhxMike Im looking for a long term rental. The house is near a university, however the city does not allow for subletting so the idea of roommates is out of the question.

Hi Joe, yes, I have all the tools to qualify a tenant, run credit checks and already have the rental agreement. Its going to be listed for 15500 its a 3 story 11000 sq foot home. completely remodeled, beautiful home, but finding a tenant i think will be rather difficult without getting an agent, however Im going to try.

Are you looking to do long term rental or short term (vacation rental)?  That is a huge place and would be a very specialized renter you are looking for.

Is it by a college? are you in a desirable travel spot?  Maybe it is better to go with short term rentals and use an agent since it is a higher mark up for short term than long term.
