Looking for Honest Feedback on The FlipStress

Member since 2023 · 7 posts · 19 votes

Hi All,

I am new to real estate investing and am looking for ways to help help me expand my knowledge and experience in the business as I look to grow my portfolio (currently have two properties, one ground-up, one flip & rent, both totaling 5 rental units). I Have been greatly enticed by The Flipstress, but can't help but think it's a scam??? I get super paranoid about these things, especially when there is a lot of money involved. It's either a great investment, or a complete scam. But I wanted to get some honest feedback of people who have experience with her program, or know people in it.

Thanks!

Thanks!

I joined the program in November of 2022 after doing a zoom meeting with the sales team. I told her, I only need to make $50k this year, and she was like, that will be "easy." I figured a $8k investment was no issue if it was going to be easy to make $50 within the year. That was not the case.

I agree with @Tara Charlton that the basic information is useful, but I too, got the most value from connecting locally with my REI meetup groups. I also agree that the "coaching" is not great and there is no space to critique the concepts or express any form of dissent. There is a lot of throwing your questions back in your face and what felt like yelling through the keyboard. She appears so dang cool and friendly on the podcast, but my feelings were genuinely hurt on multiple occasions in the FB group by the coaches responses to my honest questions. I would have given them this feedback directly, but they are so defensive that I figured it wouldn't be received well and I'd be wasting my time.

Another woman connected with me via FB to get my opinion on the course and she told me that her salesperson said that all the women who go through the course are 100% successful. Yeah, nope. I think less than half of the FB group even posts at all. I can personally vouch for two other women in my city who were in the course. It's been nearly a year and neither one has bought a house. The one has been hustling hard just like I have, and the struggle is real. But, if you struggle in the group, you'll have your butt handed to you. If you're not successful, it has nothing to do with real estate in general, your specific market, or interest rates, or a small personal REI network, it's that YOU aren't doing enough. I had a couple other women from the group reach out to me and they felt the same way. I'm grateful that other real estate experts online can at least validate that real estate investing is being affected by current economic events.

Anyway, I do not recommend Debby DeBerry's program. I'm super sad that such a great idea and content is damaged by the quality of the leadership. But, I'm happy to help you in any way I can if you want to connect and talk!

Ok I hit “quote” to Andy. I hope I’m doing this correctly this time 😭

Nope—ownership contacted me personally and let me know they’d rearranged some things in management because of a couple of negative experiences, mine being one of them. A lawyer would be pretty ruthless.

They don’t want anyone walking away feeling anything negative about their program. They definitely didn’t have to reach out to me—I already paid them. My review didn’t even hurt them because the majority of their reviews are from women who’ve finished the program and rave about it. Them reaching out was a gesture of good faith, and it was very much appreciated.

We were able to come to modified terms of my enrollment that took into consideration my special circumstances. As I mentioned in my update, this time they approached my situation with empathy.

I did write and re-write my repost multiple times to try and do the experience the justice it deserved. Maybe it sounds generic, but I was trying to be professional and diplomatic while staying within the legal boundaries they’re bound to.

There was a big change in “management” that I can’t announce publicly, but that change is what was missing and why I support them NOW.

The main thing is, in the end Flipsisters responded in a way that was truly aligned with their brand—women supporting women—in a way that was authentic and not just for PR. They actually wanted to leave me feeling peace about the experience.

That’s why I wanted to update my experience—because I truly support them now. I’m sorry you guys are perceiving it the way you are because that’s 180 from the truth and people come here looking for honest feedback and apparently I just made a mess.

I hope women who are looking for honest opinions on Flipsisters find my experience and comments helpful. I swear I’m not a shill, but reading my post I can see how it comes off that way.

I also couldn’t figure out how to reply to my own comment. The “quote” rather than “reply” threw me off, so when I posted it, it showed up further down and didn’t have continuity. I then emailed BiggerPockets to get their assistance. They posted the reply to my original post for me, but informed me that they don’t delete anything—which I actually appreciated because it keeps everyone honest—but that meant that it now shows up in two places and makes me look like a bot.

Nope—I’m just a tech-illiterate normie trying to do life right. It’s a giant bummer I’m hurting them worse now than before, when I was actually trying to support them NOW. :(

Andy, I am glad you’ve found the support you’ve needed in BiggerPockets. I also don’t like the guru-type of programs. I admit, I was desperate at the time of enrollment. BUT! I fully endorse Flipsisters— NOW—they are pretty awesome.

       Hello,

Glad it worked out well for you in the end. What changes did they make? Especially in management?   What prompted them to reach out to you?

That is great they wanted to align their values of women supporting women, rather than just touting that as PR. Moderating a facebook group is no joke. It is a very very very involved job. If you are worn out or overworked, you can't just start turning off all these posts and snapping at people. You know?

I don't think you hurt them worse than before. What hurt them WORSE than before was the program owner, going on the bad reviews and shaming everyone.

"My review didn’t even hurt them because the majority of their reviews are from women who’ve finished the program and rave about it."     <-------    Where are these reviews? Out of all the people on here, you are the positive reviewer, which is about ten percent positive review rate. While I am glad you feel this way, this statement comes across as advertising. There real reviews of her program are here. They are not on google, right? They are completely off google so one cannot leave honest reviews. The only honest reviews you will find are ones that the program cannot control. Any reviews on their site are just marketing good reviews only, as they are selling something!

You stated there are only a few negative experiences. Where is this information coming from? All the women who took her program? Everyone I talked to in real life, who took her program, did not feel this way when I was in the program. One of them became quite successful and she is doing "all the real estate things" with her family, but she still felt like flipping houses is not all roses and unicorns, and she told me she felt that honest posts should have been allowed. You know, the walking on eggshells feeling about posting in the fbook group. If it truly changed, I am glad. My only complaint was the fbook group. Everything else about the program? Good.

One of the weirdest things I saw in her program, was a group of women in a nationwide real estate club. They were not in her facebook group but they would post pictures of themselves all getting together in real life,  at the closing of their houses or at dinner parties. They were all wearing FlipSister shirts! Maybe they were outcasts from her program? It was made clear they did not talk to Debbie, nor were they in her fbook group. They formed their own program where they all had real life events and get togethers around the nation. At the time I could not make sense of it. Anyone else see this?

    Hi Anne :)

You nailed it! It was the way the previous owner would not take accountability for any review that was not positive and like you said, shame anyone who left a negative review. I was so upset at first that I was scouring the internet for similar negative experiences, hoping to commiserate with people and at least get validated, but I could hardly find anything. Maybe there were good internet scrubbers—I don’t know.

BiggerPockets was the only place I found anything and maybe it’s because they have their “we don’t delete” policy which I commend! The MANAGEMENT CHANGE is an extremely positive one. I respect the change so much that I’m unwilling to violate their non-disparaging clause that they are bound to.

I had complained to the Texas Attorney General as well and withdrew that complaint. I really want to support this NEW MANAGEMENT. They will do well going forward. Hopefully they can help people like they want to.

In response to the conundrum of the women wearing the shirts, but maybe being the outcasts— I believe the brand is good, the concept is good, there is a good community and great coaches and good material in there, but you nailed it with the weak link. Maybe those women are hanging onto everything else besides that one weak link.

So without me crossing the line out of respect for the management I’m sure you can guess what the change was. ;)

Today is 9/16/2025, I was in my 2nd phase of onboarding with Flipstress, I Thank GOD for not letting me go any further with these people, I decided to check their Reviews, "during my Interview with Morgan, I was asked the same questions several times, "but during the financial part, I asked her is their a "Refund policy!" she told me "NO", I asked why "she said because they're a Structured Company and they've not had people to Request a Refund! Im grateful to each of you in voicing-out about this Company that you encountered, and I pray Almighty GOD will Bless each of you to reach your goals upon this earth! Thank you!
