Possible Flip Opportunity

Possible Flip Opportunity

Member since 2021 · 15 posts · 3 votes

Hello, before I make a post about it. I am able to ask advice from fix and flippers how much they would pay for a specific home I found so I can see if it'll be worth to work as a possible wholesale? I don't want to risk my post getting flagged again

Thank you

Use 75% of the ARV minus repairs and your fee. That is typically a good benchmark. Some wholesalers in FL are using 80%.

Just underwrite the deal as if you were the house flipper. Don't use any arbitrary rule like X% of ARV. Underwrite the deal. If you don't, you will lose respect from all of the local flippers very fast.

Here's a simple formula to follow every time:

    AFTER REPAIR VALUE

-Purchase costs (points, inspections, title fees, etc)

    -Rehab costs

-Holding costs (loan interest, taxes, insurance, utilities)

-After repair selling costs (commissions, closing costs, staging)

-Profit (this will range between 10-25% of the ARV)

=WHAT THE FLIPPER CAN AFFORD TO PAY FOR THE DEAL

From there, you just need to get the house under contract for less than what the flipper can afford to pay for the deal.

You can make $5,000 on the deal, you can make $500,000 on the deal. How much you make won't matter to the flipper. What matters to them is that the numbers pencil out based on the above formula.
