How do y'all go about finding properties before they go on the market? 


What channels are people using? Anything that is low/no cost or that generally have high ROI?

    Hi @Michael Budlow, Some of the best deals come from relationships, not listings. Networking with local agents, wholesalers, and property managers usually beats paid leads. Also keep an eye on public records for pre-foreclosures or probate filings; those are often low-cost, high-ROI sources if you're willing to put in a bit of legwork.

    I made my first million buying houses in foreclosure. Since the laws have changed over the years, you need to be mindful that it varies by state. What states in particular are you interested in?

    In Austin, there are a few channels that consistently produce off-market opportunities, whether you're targeting entry-level flips in 78745 or mid- to high-end areas like Jester, Westlake, or Barton Creek West.

    Some of the main sources I see working right now:
    • Driving for dollars in long-term ownership pockets
    • Pre-foreclosure + delinquent tax leads
    • Probate/inherited properties
    • Networking with local investors + RE agents
    • Builders offloading lots or heavy fixers quietly
    • Wholesalers who specialize in distressed or dated SFRs
    • Tracking aging or deferred-maintenance homes

    I’m in the Austin market daily and the deal flow has been all over the board lately — everything from heavy value-add homes to infill lots to luxury fixers.

     we have a property in austing  but acquisition price will be around $1.8M

    A lot of investors in Austin find good pre-market opportunities by tracking distress indicators  things like missed payments, aging properties, owners who don’t live in the home, or situations like inheritance. These signals usually show up before a property is listed, so it helps investors get ahead of the competition.

    Another low-cost method is following local filings and pairing that with outreach. It takes consistency, but the ROI can be really strong when you're early to a lead.
