What's working best for the folks I'm working with is having a clear "A to B to C" plan before they ever write the offer: short-term money for purchase/rehab (hard money, private, HELOC, or cross-collateral), then a lined-up take-out refi (DSCR or conventional) so we're not scrambling at the end. Biggest delays I see aren't usually the product itself, it's docs/appraisal/title dragging out because nobody set expectations up front.
