Light rehab deals sound safer but they can be deceptive.
What I see:
- Underestimated scope
- Hidden issues
- Budget creep
Sometimes they end up closer to medium rehabs.
The safer deals:
- Have clear scope upfront
- Include buffer
- Don’t rely on minimal work
