Greetings everyone,
I was wondering if anyone could give me some information or input on what the best software for flipping houses. I recently saw a website http://www.houseflippingspreadsheet.com/ and it seemed like it had some good functions and reports that are needed but wanted a second opinion. Some input would be greatly appreciated.
Argus is the premiere software for commercial application in modeling rent rolls and building pro forma statements. Im not sure if it would be a good fit for residential or if you can scale back the features. Worth checking out-- they offer a free trial. -Mark
I believe there are some sample documents here on BP in the Resources->File Place.
I haven't looked at the flipping software you linked to. It may be good, I don't know, but it's no substitute for using your brain and figuring out things for yourself. It's not like the software is going to be able to tell you how much your repairs will be or what your ARV will be, and those are two of the most important things when flipping. In my opinion, you'd be better off looking at the resources here and picking up copies of J Scott's flipping books here on BP.
I understand that I must figure out the repairs and ARV and these are some of the most important things. There is software out there that will assist in those calculations. The software that I referred to works with excel and formulates data. It just makes it easier. I am new to BP but finding it very helpful.
