Hi all,
Currently working on first deal and still getting to grips with rehab budgets. I have my eye on a 3/2 (1400 sqft) but there's a few issues that need to be rehabbed. I was wondering if anyone had any advice on how much might be wise to budget for the following issues:
There's some water stains on the ceiling that weren't wet. I'm thinking it's likely a roof leak but the roof looks in OK shape. Here are a couple of pics:
There's also some signs of WDO on an outside storage room:
There's also some mold in one of the closets. Does this look like surface or could it be a deeper issue:

I would remove the drywall of the affected areas and dry out the wood structure if its wet. Once dried completely, apply an antimicrobial agent to the affected areas.

I see there is a centralized air conditioner system over the false roof, is it? There may be a leakage so the stains. The affected areas should be completely dismantled and rebuild. The wood structure needs to be examined for the quality used. The closest issue looks the same issue.

first things first get a roofing professional over and make sure it's not an issue with that. Then check and see if there is AC unit in the attic leaking. Tear out all of the mood area and let it dry out and Ray patch drywall. The ceiling areas could possibly be just skim coat it and retextured if not wet. And any carpenter can fix your shed for a little bit of nothing. Hard to guess without knowing condition of roof or AC units in attic if there are any but probably no more than 1500 bucks in repairs, good luck
