Any owner builder/developer/GC share your knowledge on the Construction Cost of a new residential house in Anchorage area? assuming a 2000sf, low-end rental duplex.
Exclude land cost, I thought the cost for a low-end single family house is about $100-$120/sf. But a designer corrected me yesterday it minimum cost $200/sf for a low-end, and $250 on average, may up to $325 for high-end. I am speechless now.
I am in Wasilla and work as a project manager/estimator for a large statewide general contractor. Those figures are accurate, but may be slightly less depending on selections of finishes, fixtures, etc.
Also- garage space should be removed from the square footage estimate as it builds at a much lower rate.
