I'm currently a licensed realtor in VA & MD. I'm currently looking to get started in the rehab and house flipping business. I already have the financing covered. I've been looking at different properties on the MLS and through other websites.

What is the best way to find properties. I've heard wholesalers and off market deals are the best. I have subscribed to the cash buyer list they provide but I'm not receiving any deals.

Any investors in PG and MG county in Maryland that know how to find great deals?
