What are the best zip codes for flipping in Dallas / Ft Worth?

so hard to find a deal these days but continuing to educate myself.

Any recommended zip codes / cities to focus on?

    The silence says everything, doesn't it?  We're working North of I-30 and East of DNT --- out about 60 - 75 miles. 

    We have not found that zip code yet.

     Meaning you haven't found any deals in the area you described?  Or maybe I missed your point. Sorry

    You are correct.  Nothing.  We have spent over $12K in mailings alone (plus other marketing efforts) with only one marginally worthwhile BRRR as a result.

    We spent most of this year looking for a place that we thought could work as a flip, ended up settling on a house that will eventually be a BRRR. (its just a plain rental now)
