Currently flipping a property (blast podcast all day every day haha) but we are finishing up here ourselves and we would like to try selling without an agent, legalities aside (we have attorneys and everything for the process) but my question would be more about the marketing. I don't want to put a generic FSBO sign outside, I'd like to show the house myself etc. Anyone have success with this without current interested buyers? Are there any issues/legalities regarding not being a licensed agent/broker?
I've sold FSBO before being licensed, and in a hotter market it's a much easier task. If your market is cooler, you may not be able to sell so quickly.
As long as you own the house, you can sell it by yourself. A local sign company like Fast Signs can make a sign for you that looks better than your typical, generic FSBO sign. (This is what I did)
Another option for selling is the flat fee agent that lists your home for a one-time fee. You save money on the commissions to the agent, but are still on the MLS, which is where almost everyone starts their home search.
If you truly want to go the FSBO route, get a website (I always used the property address, so 123main.com) and post as many pictures as you possibly can. Great, amazing pictures. Create a list of upgrades so people know what's new and why you're asking (presumably) more than you paid for it.
Just for info on my original post, we used the realtor we actually bought house with initially.
It's actually interesting because the same street has updated houses for sale but we listed on a Friday (had some chatter before so just let that realtor throw up a sign because we were just waiting on garage door and final inspection)
We had offer that Sunday so just 3 days and over summer weekend so i don't think it really made any waves on RE Apps or even real marketing.
We've closed and got asking price so thanks for insights everyone!!!
Main points we focused on for the flip were:
kitchen- matching appliances and clean backsplash with quartz countertops
Bathrooms: we tiled bath and shower but actually used same tile and same vanities/lighting so seems that different styles aren't major
-original wood floors but first time with contractor that could've done better refinish but think it was major selling point for main floor (used same wood style alternative flooring for kitchen and both baths) then new carpet for basement and spent more for the padding than carpet look/quality, makes huge difference.
We used same grey paint color for all walls with clean white trim and baseboard so think those were huge points for immediate offers!
