I’m making a deal under contract and he wants it within 5 days, I’m new to this, is it possible to fix a buyer within then? Thanks in advance. It’s in st Petersburg-Clearwater FL.

@Brendan Kortz it will be tough to assign and close in 5 days. The best thing is to reach out to cash buyers in your area on Facebook. Once you assign the contract to them they will handle from there and get it done if it’s a good deal.

Yes it is very possible. I bought my second home within 1 hour of it being posted online. I didn't even view the property. I saw the outside pic I was familiar with the location and boom I offered double.
As long as the price is attractive for the product you should be ok.

@Greg Dickerson okay, thank you so much! The property is $257k and a house across the street sold for $515k I’m thinking it’ll be about 20-25k in rehab, do these numbers make sense to you?

Their are alot of investors who are looking for cash deals. Keep in mind the market is different now than when 3 years ago I was investing. For example, that 515K house, would actually be up for sale are 50K. 3 years ago houses were extremely cheap, similar to what is happening in San Jose.
