Building your own home - what did you get right / miss

Hi BP!

My wife and I are making a move out to the burbs and buying a small SFR that will need a reasonably extensive rehab.

Rather than going through the entire rehab thought process with everyone, I wanted to ask:

1. What's something  you wish you had incorporated into the build that you didn't realize until living in the new space (e.g. laundry / trash shoot, built-ins, creative uses of space)

2. What's one thing you went overboard on, spent too much time obsessing over, or wish you had done differently?

3. What's a creative idea you had (functional and/or aesthetic) that you now can't imagine living without. This can be interior or exterior.
