Repair/Rehab cost on a completely gutted house

    Not possible to just ballpark it like that. Well, I suppose if you are ok with a range of $30k - $70k. The reason for the wide range is that when you say "gutted" does that mean down to the studs everywhere? All new mechanicals? Roof too? All new electrical and plumbing? Reconfiguring the floorplan at all? The kitchen going to be formica or quartz? Linoleum or hardwood or anything in between? 

    First, you decide on the floorplan, then the finishes, then the exterior including landscaping. Or in any order really, but those are the factors.

     There are a lot of factors that go into the answer to that question like age, location, condition, finishes etc. Best bet is to talk to some local contractors to get an idea of costs.

    I recently (sold in June) completed a not total gut, but barely a step away, with all new mechanicals, moved walls, changed kitchen and bath layouts as well as added a bath.  All new interior doors, front door, exterior siding, paint, flooring, etc.  Rehab was about $110k for 1,000.

    But as others mentioned, there are way too many variables for my numbers to have any real indication for what you could spend.
