Meridian Title Tax Sale Certification Product
Hi all,
I recently purchased a property with a house on it that included the vacant lot next to it. The prior owner received the lot from a tax sale in 2009. They did not do anything with the property, just left it vacant. When I purchased it the title company would not insure the title so I started inquiring about doing a quiet title on the property, I would like to sell it to someone wanting to develop it. Recently I found that Meridian Title has a product called Tax Sale Certification where they will issue a title policy in 10-15 days but the fees are higher. Has anyone used this product? Did you or your buyer have any issues when they went to sell the property? Thanks for any advice.

All you need is a Quit Claim deed from person who lost property via tax sale and a title search to make sure nothing else is going on. Then you can get regular title insurance if you want it.
