Houston Investor Friendly Title Companies

Howdy BP Houstonians,

I'm looking for recommendations for investor friendly title companies in Houston.  I want to start building relationships with the agents and visit some of them to pick their brains, figuratively, of course.  Would anyone be willing to share who they use?

    @Jeremy Staggers Houston has plenty :) American Title Company of Houston/Patriot Title/Capital Title ... all of them have 10+ branches and they do all sorts of things for investors (e.g. expedite title search, loan doc prep, double close, blind HUD etc) ..PM me if when you have a contract and would be more then happy to introduce you to one of them. I work with all 3 of those for 90% of my projects unless other party drags me to another title.

    @Jeremy Staggers It depends on the deal. There are many companies who don't know how to deal with wholesale deals who only care about retail real estate transactions. Patten Law firm with Texas American Title, Declaration title, Fidelity Title on certain locations are very familiar with investor transactions..

    If you want title company specifically dealing with wholesale properties, I would recommend Fidelity National Title West Loop, Tiffny Scott - Investor Division. Let her know who referred and you will get special service.

    What exactly do you want a title company to do that most won't? I've never needed anything done that a typical title company couldn't do.

    I've worked with First American Title (Dana Taylor) for multiple SF properties and she's been great.

    Are any of this companies allow you to quit claim title so that you can change to an LLc?

    I use Independence Title for all deals that I fund in Austin/Houston.  They are great!

    Stewart Title is investor friendly. I have a few contacts there if interested. 
    I also have a real estate lawyer in the Texas City area that will do transactions for a very reasonable price. They are my go-to for all owner finance deals we do.

    @Jeremy Staggers I will suggest you also contact TransAct Title - West Loop Location. 

    I have used them to close 2 wholesale deals. The most important thing is to develop a long-lasting relationship with any great Wholesaler Friendly Title Company.
